  1. Why didn’t you factor in a vacancy for the units? Even at full occupancy, it would seem that a 5% vacancy factor would be appropriate which would lower your return on the investments — perhaps significantly. I know some of the condos around Coronado have a much higher vacancy than 5%. I am not familiar with either the market in the CBD of Panama City, or Boquete. Perhaps the vacancy factor could be offset by market value appreciation.

    I am afraid of the credit unions too, because they do sound “too good to be true”.

  2. Isn’t the owner of a Panama investment (rental) property supposed to pay
    Panama taxes of 25% on the net rental income? If so, then your stated returns
    would be reduced by the 25% for Panama taxes – Please advise.
