Outside, the pool beckons.  It has a built in jacuzzi.

The pool is also huge and sits on the back of the large lot of over one half an acre.

There is also a one bedroom, one bath casista with a kitchen in the rear yard that backs up to a seasonal creek.

The casita rents for $500 per month and provides income for the owner.  He offers the use of the pool, the gym facility at Los Molinos and a very private environment.

The master bedroom is located on the ground floor and is spacious.  There is an en suite bath and shower with walk in closets as well.

There are two guest bedrooms upstairs each have balconies and are bright and airy.

They share another bathroom.

The owner was a luxury home builder in Bel Aire and modified the “Trinidad” model, supervising the construction daily to insure that the home was built correctly and it is of sound construction, all concrete and steel with a decorative tile roof.  Built in 2009, the home has a real estate tax exoneration on the improvements until 2029.  The lot is registered for $79,434 and the real estate tax on the land is $87.48 on a quarterly basis.  There is a professional appraisal by CETSA that shows a replacement value on the construction of over $600,000.  Lots are valued at $75 per square meter for another $192,000.

We are asking $389,000 for the home and it is held in a foundation which can be acquired, preserving the low registry value of only $188,591.  As a primary residence, the home would have a taxable base of $68,591 and annual real estate taxes of only $342.95 beginning in 2030.
