CLIENT REPRESRESENTATION
PANAMA ADVISORY INTERNATIONAL GROUP represents select clients in the acquisition, disposition and financing of real estate properties. Our role as a Client Representative is an exclusive relationship where we act solely on behalf of the client.
Our multi-phase process begins with a needs assessment. We meet with our clients and other key stakeholders to discuss their goals.
If the goal is the acquisition of a property, we conduct a search of available real estate in the property type and area of interest to our client, making contacts with property owners and other real estate brokers and developers to find all potential opportunities in the region. We will visit and tour properties to narrow the list to the best alternatives. Once a property has been decided upon, we will make a recommendation for an initial offer including all terms and conditions necessary to insure that the client is protected. During the negotiation process, we will assure that all of the acquisition requirements have been taken into consideration. Once an agreement is reached with an owner, we will assist the client to insure that all due diligence is completed and the property inspections are satisfactory.
If the Client requires the disposition of certain real estate we will complete an analysis to determine the current market value of similar properties and make recommendations as to the price range that we can expect as well as the velocity of current market conditions. We will develop a marketing plan and recommend courses of action that we feel are appropriate including promotion both regionally and internationally. Upon implementation of the marketing process we will closely monitor results and adjust our strategies if necessary, keeping the Client involved throughout the entire process. We will assist in the negotiation of a formal purchase and sale agreement and monitor the process from due diligence to closing to insure the greatest probability of a successful closing of the transaction.
We are also involved with a number of private and institutional lenders who are active in the market offering various programs including offering debt for acquisition and development. Our program will again begin with a needs assessment and short study to determine if we can be of assistance. Once we begin the process of locating the appropriate sources for the debt, we will submit a request for proposal from several lenders so that we can assist our Client in determining the best solution. We will work through the process from commitment to funding.
We are fee paid by our Clients whether it is in the acquisition or disposition of property or placement of debt for a property or development. Our fees are negotiated up front with the client and are consistently applied to each property or source of debt.
