We are pleased to announce that Panama Advisory International Group has been selected as Exclusive Agent representing the Seller.

With over 3 miles of roadways leading up a mountain, this coastal community has spectacular views out to the islands in the Gulf of Chiriqui. Paved road access within 30 minutes of the Pan American Highway and with much of the infrastructure  already in place including roadway, electrical and water systems makes this an excellent investment opportunity.

Consisting of 78 hectares or over 193 acres of ocean view hillside land, the property has been subdivided into 90 home sites ranging from a little over 2,000 square meters to almost a full hectare or from half an acre to almost 2.5 acres in size. In addition, there is an area designated for a small commercial development in the future. The project is a private gated community with access to an additional 58 hectares or over 143 acres of land for future phases of development.

We are asking $4,000,000 for the 193 acre subdivision and $580,000 for the additional 143 acres of undeveloped property.

With a nearby marina and ocean access, this community’s location is front row to some of the finest fishing grounds in the world. Hannibal Bank, Isla Secas, Contreras and the world famous Coiba Island sit just offshore.   Isla Coiba is just 30 miles away and is a designated UNNESCO World Heritage Site. It is the largest island off the Pacific coast south of Vancouver. It offers incredible diving, whale watching, coral reefs, hiking and wildlife exploration.

This market is ready to take off and evidence of this is a nearby project that has been planned for years and is now in play for development.

Hannibal Bank Marina and Resort  – The first phase of 15 hectares is situated on the water front located directly in front of the concessioned marina site.  The center of the project will be enhanced with a marina village, hotel, commercial center and other facilities in conjunction with the marina.  The marina slips and condominiums would be built out in phases depending on presales and demand.  This project comes with a fully approved concession for a major marina that will begin construction soon.  This is the only one of it’s kind west of Panama City all the way to Costa Rica.  The total project size is over 700 hectares and is fully entitled for development.  The build out will be in the hundreds of millions of dollars.

Why Panama

Let me share a reel from my friends at Colibri Productions that takes you around some of the areas in Panama.

In much the same fashion as neighboring Costa Rica, Panama is emerging now as a prime destination for North American and European tourists including those seeking second homes or retirement alternatives.  International tourism has more than tripled since 1994 to over 2,000,000 visits per year.   Even during the downturn, in 2009 an additional 5 % increase occurred. Last year it was estimated that close to 2,000,000 visitors came to Panama.

Panama City is just 2.5 hours by plane from Miami and already receives more than 400 international flights each week.  Here Panama offers the ambiance similar to Miami with a combination of the old city of Havana.

Affluent North and South Americans are flocking to Panama not only for its easy access but also for its natural beauty that includes such diverse and pristine ecosystems as tropical rain forest, virgin beaches, and volcano high-altitude mountain environments, which rival any destination in Central America.  Let us now leave the City and learn more about this wonderful country.   The country’s economy has been growing at a strong and sustained rate in recent years, driven primarily by expansion of the Panama Canal, international business and increased tourism.

Another attractive draw for international tourism is that Panama offers a modern health care system with American-trained, English-speaking doctors and several top hospitals and clinics that meet U.S. standards, yet the cost of health care services is a fraction of comparable costs in the U.S. Finally, Panama continues to enjoy a unique relationship with the U.S. characterized by a deep commitment to the preservation of its security situation and the rule of law, resulting from the Canal’s strategic importance and the scale and international significance of its banking system.  The soon to open expanded Canal will be a world game changer and provide for the continued success of Panama.

In summary, Panama is a phenomenally beautiful and diverse country with infrastructure that rivals many developed nations. Its unique beauty and potential have begun to attract international recognition, showing that Panama is in fact the next resort frontier of the Americas.

Why Chiriqui

A short flight from Panama City takes you to David, the second largest city in Panama where you can find anything you need in the way of goods and services including an excellent hospital with good doctors and specialists in just about every field.  From David you can drive an hour and a half on the Pan American Highway where you will turn off the road onto what was the old Pan American highway.  Just  30 minutes down the road takes you to the property.

chiriqui

Chiriquí is a province of Panama, it is located on the western coast of Panama, and it is also the second most developed province in the country, after the Panamá Province. Its capital is the city of David. It has a total area of 6,490.9 km², with a population of 416,873 as of the year 2010.[1] The local government of Chiriquí is modeled after that of the United States.

The province of Chiriquí is located in the western region of Panama. It is bordered to the north by the provinces Bocas del Toro and Ngobe-Buglé, to the west by Costa Rica, to the east by the province of Veraguas, and to the south by the Pacific Ocean, specifically the Gulf of Chiriquí.
